Sellers: Will you get me the best price for my property?

Yes. We have a team of expert negotiators who have years of experience in getting the best prices for our customers’ properties. We’re experts at getting the best prices – and the final decision is always up to you. So you only have to accept the offer you’re happy with. 

Sellers: Where will you advertise my property?

We’ll advertise you property in all the places people look for properties online – Rightmove, Zoopla and Prime Location to name just a few. Plus we’ll feature it this website and give you a ‘for sale’ board for your house if you want one. 

Sellers: Do you follow a code of practice?

Yes. We’ve committed to The Property Ombudsman Service (TPOS) for Residential Estate Agents, meaning we offer more consumer protection than is required by law – so you’ve got extra peace of mind when you sell your property with us. TPOS offers a free, independent service for helping with disputes between Buyers or Sellers, or landlords or tenants, of residential property in the UK. 

Sellers: How does it work when somebody wants to view my property?

Each and every viewing request will come to us first, where we’ll qualify and vet each request - then contact you to arrange a time that’s convenient. You have the choice of doing the viewing yourself, ask us to accompany you or leave the whole thing up to us. After the viewing we’ll contact the viewer to either negotiate the sale or ask for feedback – which we’ll then discuss with you. 

Sellers: Who deals with the offers on my property?

Our expert team of experienced negotiators will deal with all offers to ensure you get the best price for your property. Offers will be discussed with you and we’ll advise you on the best thing to do – but you’ll always have the final so. 

Sellers: What is the process once we accept an offer?

We’ll guide you through the whole process once an offer has been made. We’ll instruct both your and the buyer’s solicitors and manage the sale all the way to completion – ensuring the process is as quick and effortless as possible. 

Sellers: Do I need a Home Information Pack (HIP)?

No. But you will need Energy Performance Certificates (EPC). If you don’t already have one, we can arrange this for you. 

Buyers: After making an offer, how quickly do I need to be ready to complete?

Every property and seller is different but we aim for completion in 6 weeks. 

Buyers: Do I need to sell my property first before I can purchase another?

Ideally yes – especially if our client’s sale relies on yours selling quickly. Some sellers are more flexible than others – and this is something we would help negotiate if needed.
